A recent Knight Frank-linked report said home affordability in major Indian markets remained broadly stable in the first half of 2026 despite rising property prices, helped by lower borrowing costs. For builders, this is encouraging but not a reason to relax. Demand can remain healthy only when buyers trust delivery timelines, site progress and communication.

Affordability is a buyer-side signal. It suggests that monthly repayment pressure has not moved beyond reach in many large markets. But a builder’s challenge sits on the supply side: material availability, labour planning, approvals, contractor performance, quality checks and handover readiness. If these are weak, good market conditions do not automatically become good cash flow. Buyers may enquire, but they will hesitate if progress looks uncertain.

Residential projects are reputation businesses. One delayed tower, one unclear possession update or one repeated quality complaint can affect future sales.
